A Practical Safety Check

Know the condition of your home’s fixed electrics

Most owner-occupied homes do not have a routine legal requirement for an EICR. However, Electrical Safety First recommends periodic inspection and testing at least every ten years for an owner-occupied home, or sooner where the previous report recommends it or there are concerns about the installation.

What Our Homeowner EICR Covers

We inspect and test the fixed electrical installation, record the results and explain the findings without treating every older feature as an emergency. In addition, the report distinguishes genuine danger, potential danger and sensible improvements.

Useful Before Problems Become Emergencies

For example, a homeowner EICR is particularly useful when you have moved into a property with limited electrical paperwork, the installation has been altered over many years, the previous inspection date is unknown, or you are planning significant refurbishment.

On the other hand, frequent tripping, signs of overheating, damaged accessories or unexplained electrical faults should be investigated promptly rather than waiting for a routine inspection.

Common Questions

FAQs — Homeowner EICR

Is an EICR legally required for homeowners?

For most owner-occupied homes there is no routine legal requirement to hold an EICR. However, it is a recognised way to assess the condition and safety of the fixed electrical installation, and it can be especially useful where the installation is older, has been altered or has little supporting documentation.

How often should an owner-occupied home be inspected?

Electrical Safety First recommends periodic inspection and testing at least every ten years for an owner-occupied home. A shorter interval may be advised because of the installation’s condition, age, use or the findings of the previous report.

What do the EICR observation codes mean?

C1 means danger is present and immediate action is required. C2 means a potentially dangerous condition should be remedied urgently. In addition, FI means further investigation is required without delay. Finally, C3 is an improvement recommendation and does not, by itself, make the report Unsatisfactory.

Does an EICR mean all older wiring must be replaced?

No. An EICR assesses safety and condition; it does not automatically require every part of an older installation to be upgraded to the newest design. Instead, the report separates dangerous or potentially dangerous defects from non-urgent improvements.

Will the electricity need to be turned off?

Yes, circuits need to be isolated for parts of the inspection and testing. Therefore, we explain this before starting so sensitive equipment can be shut down safely and disruption can be managed.

How long does a homeowner EICR take?

Generally, the time depends on the size of the property, the number of circuits and access to the installation. For that reason, we will discuss the likely duration when quoting rather than promise a fixed time that may not suit the property.

Can an EICR help when buying a home?

It can provide detailed information about the fixed electrical installation before or after a purchase. However, it is separate from a general building survey. In addition, access, permission and timing should be agreed with the seller or agent.

Where do you carry out homeowner EICRs?

Inspect Electrical is based in Chislehurst and serves homeowners across Blackheath, Bickley, Bromley, Lee, Eltham, Greenwich and wider South East London.
