How much does a landlord EICR cost?
Landlord EICR inspections start from £300 for a standard rental property. The price depends on the size of the property and the number of circuits. You’ll always receive a written fixed-price quote before booking. Any remedial works identified are quoted separately.
Is an EICR a legal requirement for landlords?
Yes. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require all landlords of privately rented properties to have a valid EICR every five years, provide a copy to tenants within 28 days of inspection, and complete any required remedial works within 28 days. Failure to comply can result in a fine of up to £30,000.
What is an EICR?
An Electrical Installation Condition Report (EICR) is a formal inspection and test of the fixed electrical installation in a property — the wiring, consumer unit, sockets, switches and light fittings. It assesses whether the installation is safe, and records any defects as C1 (danger present), C2 (potentially dangerous) or C3 (improvement recommended).
What do C1, C2 and C3 codes mean on an EICR?
C1 means danger present — immediate action required. C2 means potentially dangerous — should be rectified promptly. C3 means improvement recommended — no immediate safety risk but an upgrade would bring the installation closer to current standards. Any C1 or C2 codes result in an Unsatisfactory report, meaning remedial works must be completed before the report is valid for compliance purposes.
How long does an EICR take?
A typical one or two-bedroom rental property takes two to three hours. Larger properties with more circuits take longer. We’ll give you a more accurate estimate when you book. An adult needs to be present throughout.
What happens if the EICR identifies problems?
We provide a clear written quotation for any C1 or C2 remedial works. We carry out those works and issue an EICR Remediation Certificate on completion — giving you a full compliance package from one contractor. C1 defects must be addressed immediately; C2 defects must be completed within 28 days under the Regulations.
Does the tenant need to be present during the EICR?
An adult needs to be at the property throughout to provide access. This can be the tenant, the landlord or a letting agent representative. We’ll need access to every room and to the consumer unit.
Do I need a new EICR when I get a new tenant?
Not necessarily — you need to provide the new tenant with a copy of the current valid EICR within 28 days of them moving in. If the existing EICR is within its five-year validity and shows Satisfactory with all remedial works completed, it remains valid. A new EICR is only required when the current one expires.
